Your listing has three readers.
A buyer, a portal and an enforcement officer. Particulars reads it as all three at once and marks it up before you publish — free, in fifteen seconds, without the text leaving your browser.

The guidance was withdrawn. The liability wasn't.
Since May 2025 there has been no sector-specific checklist for what a listing must disclose — only a law that fines agents for getting it wrong. That gap is why this exists.

The careful one fails too
This one is priced, tenured, banded and EPC-rated. Nothing about it looks careless — and it still fails, because the fields portals now hard-gate are the ones nobody writes.

Scope of the audit
The audit is rule-based, not generative. The same listing always produces the same findings, each pointing at the text that triggered it and the duty it engages — which is what makes a report you can rely on months later, and what makes it free to run.
What is missing. Every disclosure the withdrawn guidance expected and portals still gate on — tenure, charges, construction, services, connectivity — with conditionals applied intelligently: leasehold costs only where tenure is leasehold, cladding and EWS1 only where the property is a flat.
Parts A–C
What is asserted without support. Chain-free claims, catchment promises, development potential, floor areas, yields. Each is lawful when the file evidences it; the audit asks whether it does.
DMCC s.226
What is unlawful outright. Benefit-status exclusions and restrictions framed around family, age or sex — flagged as critical, because no file note makes them acceptable.
Equality Act 2010
What you can prove later. Every audit is dated and fingerprinted to the exact text it read. When a complaint lands months on, the record of what you checked already exists.
